Andolfo Appraisal Associates, Inc., is a full service real estate appraisal and consultant firm
The firm was founded and established by Thomas S. Andolfo in June 1986. The firm began its downtown Providence operations in the Turks Head Building and then in April 1998 purchased the historic Bush Building (circa 1873) at 212 -216 Weybosset Street at PPAC Square. The firm has maintained offices there on the third and fourth floors since that time.
Mr. Andolfo is a 1969 graduate of La Salle Academy (Providence, RI) and is a 1973 graduate of the College of the Holy Cross (Worcester, MA) and he has been engaged in the real estate industry since 1977. Mr. Andolfo is a designated member of the Appraisal Institute holding the MAI, SRA and AI-GRS designations, and he also holds the general real estate appraiser certification not only in Rhode Island, but also in the neighboring states of Massachusetts and Connecticut. Additionally, Mr. Andolfo is a Realtor and a member of the Greater Providence Board of Realtors, as well as President of our affiliated brokerage firm of Andolfo Real Estate, Inc.

Inclusive of litigation, zoning, appraisal reviews for banks and investigational authorities (forensic reviews), insurance appraisals, arbitration, and highest and best use feasibility analyses. The company and Mr. Andolfo, in particular, has provided expert witness testimony to a wide array of clients in Federal, Superior, Family, Probate, and Bankruptcy Courts. Several of Mr. Andolfo's condemnation and tax appeal appraisals were “high-profile” such as Ocean Road Partners vs. The State of Rhode Island, Department of Environmental Management; Palazzolo vs. Rhode Island Coastal Resources Management Council; Granoff II Associates, LLP, vs. The City of Providence Tax Assessor; Davol Square Jewelry Mart, LLC, vs. The Narragansett Bay Commission; and Shapiro vs. The Fall River Economic Development Corporation, to name a few.
